| The Mas d’Abricot is a beautiful 200 year old Provençal farmhouse, full of charm and character, west-facing, with swimming pool and garden overlooking the medieval city of Grasse. This is not just a holiday letting property but is home to the owners who have furnished it accordingly. |
| The Mas nestles in the countryside amongst olive groves in a prime residential area to the east of Grasse. With far-reaching views one can see the Esterel hills, Grasse and northwards the village of Magagnosc and the wooded slopes of the Marbrière. |
| The accommodation is on three floors with three bedrooms, study, 2 bathrooms, kitchen, utility room, L-shaped sitting/dining room. The kitchen and bathrooms are modern and have been recently re-furbished. Whilst the property has a wealth of wooden beams and low ceilings, and is furnished with antiques which mirror the age of the Mas, it also benefits from modern conveniences. All bedrooms have magnificent west-facing views. |
| Ground floor rooms overlook the patio surrounded with plants and welcome areas of shade. On this level in the utility room there is an American style fridge/freezer, second freezer and washing machine. Door leads to a covered terrace where there is a tumble drier and washing line. |
| The kitchen has its original beamed ceiling and is decorated with walls half-tiled with daffodil yellow hand-made tiles. Gas hob, double oven with grill, micro-wave and dishwasher. The beamed L-shaped sitting/dining room has large patio windows with open views towards Grasse. Satellite TV, video, music centre, CD and radio. |
There are two staircases, one leading to a beamed study with connecting door to the third bedroom. The other staircase leads to a mezzanine where there is a separate toilet and pink tiled bath and shower room. Going to the floor above the mezzanine, there is a double bedroom, and on the floor above this there is a bedroom with two double beds, beamed ceiling and adjacent blue tiled shower room with W.C.

| The garden is fenced with electric entrance gate. Mature trees and shrubs with quiet corners to relax in a hammock or sit in a chair swing by the pool. Pool is 10 x 5 metres, with steps into the shallow end. Rustic cold water shower! Al fresco dining area by the pool and both pool and garden can be illuminated at night. Exterior bar, small fridge and 2 barbecues, one gas one charcoal. |
| There are plenty of local amenities and shops within a short drive. A tranquil location in idyllic rural settings, depicting Provence to the full. N.B. The owners prefer non-smokers and pets are not allowed. |
