| Villa Ariane is situated in the Parc St Jacques of Juan les Pins in one of the most well-known residential areas along the Chemin des Oliviers. It is within walking distance to the sandy beaches, innumerable restaurants, nightlife, shops and boutiques. Juan les Pins is renowned for its Jazz and the variety of facilities available to holidaymakers as well as business and commercial visitors. Close to Antibes, Cap d’Antibes and Cannes, it has what the Côte d’Azur is associated with in chic trends, entertainment, gourmet restaurants and the fine golden sandy beaches, some private and many public. Easy access to the inland sights for cultural trips, along the coast by train or car for the exquisite Mediterranean landscapes. Water sports available locally, Marineland with its spectacular shows just a 10 minute car trip, Monte Carlo and Northern Italy within less than an hour. Wintersports in Auron, Isola 2000 and Valberg are all accessible for just a day trip too. |
| The property is on two floors, each of which is completely independent from the other and each sleeps 6 people comfortably. If the villa is let as a whole then it could accommodate two families holidaying together. All 6 bedrooms in the villa have very good quality twin beds in each room that can be zipped together in all cases to make a large 160 cms. double bed if the villa is rented by couples maintaining flexibility of sleeping arrangements. |
| Ground Floor: Garden level access and all rooms are on the same level which could make this floor suitable for any person using a wheelchair or who has difficulty coping with stairs. Large open plan salon and fully-equipped kitchen, with electric oven and hob, microwave, dishwasher, washing machine and other smaller electric appliances etc. Three bedrooms, Bedroom one with en suite bathroom, twin basins, W.C. and bidet and second and third bedrooms sharing the large family bathroom with W.C. on this floor. Access from the salon is to the pool terrace via French windows where there is an outside dining area with gas BBQ. |
| First Floor: Access via the external stone staircase to entrance hall with separate third W.C. for guests. Walking through from the entrance, you come to a large open plan kitchen and salon with dining peninsular unit and also a balcony overlooking the pool and garden below. Bedroom 1 with window also overlooking the garden and pool has en suite shower room with W.C., basin and bidet. Bedrooms 2 and 3 share the large family bathroom with bath, twin basins, W.C. and bidet. Furnishings are modern, light, spacious and of very good quality. TV with freeview satellite channels or TPS, DVD/CD. Kitchen equipped with electric oven and hob, microwave, dishwasher, washing machine and other smaller electric appliances. Gas BBQ on the terrace with dining facilities for 6 and canopy for shade. |
| The pool is slightly free-form with a beach shallow entrance and measures 9 x 4.5 metres. Sun-bathing areas around the pool and boules court for all to use. The gardens are lit at night as well as the pool making this an attractive area for evening dining. |
| There are two gates for cars to enter the property and it is possible to park 3-4 cars within the grounds. If the two floors are let independently, this gives a degree of privacy and autonomy for each family not to disturb the other. One gate is automatic and the other at present manual. An ideal villa for two families to be together but independent and with identical quality of interiors. |
