In its elevated position on the select development of Rochemarine in Miramar Bay, this property has superb views of the Esterel coastline and the bay .The middle duplex of only three, the maisonette is not overlooked and has dominant views over the rest of the Domaine and pool area. Access by steps from the parking in front of the road level garages. Pool is crescent-shaped with a flow-over edge and is surrounded by sun-bathing terraces and neatly maintained gardens. Access to the Domaine is via an impressive archway and remote-controlled wrought-iron gate.
The maisonette is on two floors with the main living accommodation on the upper floor with American kitchen and breakfast bar, salon and dining areas. Furnishings are light good quality pine with twin sofas that can convert for sleeping extra guests if there are 6+. Large TV, video and DVD. Access from the salon to the south-facing balcony with outdoor furniture, wind-sensor awning and direct sea views. Kitchen has dishwasher, washing machine, fridge and freezer, small electric grill/oven and hob. Cloakroom and W.C.
Pine stairs lead down to the lower level with separate shower room and WC, bathroom with hand basin and second shower over the bath. Master bedroom has 160 cms. double bed, wardrobe space in sliding fitted units and access to the lower terrace. Second bedroom has bunk beds, but can accommodate a couple in the lower part of the bunk which is double, or it could be for three people with one person sleeping on the upper bunk which has sturdy metal frame.Again access via French windows to the lower terrace.
The neighbouring duplex (Ref: A6) is also available for rental during the summer season and has similarly sized accommodation sleeping 4-6 in two bedrooms and with convertible sofa in the salon. Being the same price exactly, these two properties together can accommodate 12 people quite comfortably together and yet give two families their independence!
The area has beautiful scenery and is very residential with hill walks and bike trails in the National Park. One local general store, but some very good restaurants in the bay and even more with shops and boutiques in Théoule village.
Facilities in the bay include some water sports with Théoule providing parasailing, water skiing and trips to the Iles de Lérins from the jetty or trips along the Esterel coast. A little further and Cannes with its chic atmosphere, Grasse and the perfumeries, the perched hilltop villages of Tourrettes sur Loup and Gourdon, Monaco is only just over an hour away and the same to St Tropez...an ideal location where the whole area has so much to offer.
