Situated in the bay of Miramar/La Figuerette, Maisonette Belle Vue that was built in 2000, has full south-facing sea views with uninhibited 360° vista. On two levels, the duplex is approached via a small flight of stairs down from the parking area. Entrance leads into kitchen area to the left with white units, washing machine, dishwasher, micro-wave, fridge/freezer, electric hob and electric oven. Well equipped with utensils. Cloakroom with W.C. and hand basin to the right and slightly further a wooden stairway leads to the upper floor.
Going into the living area there are comfortable easy chairs and sofa, TV, CD player and a round pine dining table with four dining chairs The living area has French windows leading to a large terrace with again an outside dining table and chairs. The adjacent terrace also belongs to the owners who will not be at the apartment next door in high season in particular, so this area is also accessible for relaxing with additional table and chairs as well as the garden that is lawned and fenced. Tenants are welcome to use all of this exterior space during their stay. Here there are some sun loungers, bench and table with extraordinary sea views.
On the first floor there are two bedrooms. Main bedroom has sea views from the front of the property and has large double bed (180 cms). The smaller bedroom to the rear has two single beds and is more suitable for children. The window overlooks the entrance and rear parking areas of the quiet cul de sac. There is a bathroom on this floor with shower over the bath and basin and adjacent with separate entrance there is a further large basin with W.C.
The Domaine of Rochemarine is accessed via remote-control wrought-iron gates under an impressive archway. There is a resident gardien and full maintenance of all gardens and communal areas. The pool is open to all of the residents and guests and is surrounded with a security fence for the protection of young children and non-swimmers. This has a flow-over edge filtration.
The Bay of Miramar has one local general store, excellent beach and restaurants around and close to the beach with also a Gourmet 4* hotel the Miramar Beach Hotel close by. Train services are at a distance in Le Trayas and Théoule and the bus service is infrequent. The area is renowned for the Red Rocks of the Esterel, the National Parkland behind with mountain bike and rambling tracks that climb to heights to show off the beautiful coastline and scenery of the Côte d’Azur as far as Cannes, Cap d’Antibes and beyond to Nice. On clear days it is possible to see Corsica from various well-sited access points. In the bay there are water sports available such as donuts, hobbie cat, canoeing and in Théoule water skiing and diving. There are trips along the coastline from Théoule and also to the Isles de Lérins an unspoilt beauty spot popular with walkers and visitors to the working monastery on St Honorat.
Cannes is 20 minutes’ drive and Nice approximately 45. St Raphael 30 minutes and St Tropez 90 minutes all depending on traffic. For groups of up to 16 subject to availability there are two more duplexes available just below this one making it ideal for 2 or 3 families to have their independence but holiday together.
